About us

Diversified Funding Group, LLC (“DFG”) evolved from financial efforts that were provided to clients that specialized in real estate development, construction and investments in commercial real estate ventures. In order to fill a capital void created by the failure of major saving and loans, banks and thrifts in the 1980’s, DFG was compelled to seek out new sources of capital for real estate financing that were compatible with the emerging trends in the financial community. Traditional sources of acquisition, construction, development and permanent financing became very difficult to obtain. The failure of the banking community created a tremendous adverse impact on real estate. New federal guidelines literally shut down all entrepreneurial real estate ventures creating a strong demand for real estate financing. New underwriting requirements for banking institutions proved cumbersome and was not guaranteed to result in firm financing commitments. DFG has cultivated and worked very close with non-traditional sources of capital and institutional underwriters and risk managers to emerge in the Southwest submarket as a strong provider of private capital for loan investments and real estate acquisitions. The main focus of DFG is to provide funding in Arizona, Nevada, California, Utah, Colorado, New Mexico. DFG has identified a strong market niche in providing bridge financing for real estate transactions ranging from three months to two years, and mini-perms from three to five years. We are committed to providing a high level of service to investors and borrowers alike and believe that the combination of institutional quality underwriting and risk management together with an entrepreneurial spirit in structuring our loan investments has contributed to our outstanding results.

In the pursuit of attractive yields for our Client/Investors, Diversified Funding Group, LLC’s primary concern is the preservation of investor capital. The business of lending funds is relationship oriented. In that regard, we intend to build upon primary relationships through which repeat business can be undertaken. Borrowers, being typically entrepreneurial in their outlook, have found it very difficult to work within the constraints of the institutional lending marketplace. DFG bridges these differences by structuring investment funds that offer more lender discretion and flexibility, less bureaucracy and faster response times. By accessing numerous loan requests in select, highly promising markets, we simultaneously offer our investors the benefit of investing in several projects in diverse geographic regions, thereby facilitating portfolio diversification. With experience in banking, real state lending and acquisition, development, construction and permanent financing, we can relate to the investment hurdles that investors face and the daily challenge that borrowers face in securing commercial real estate financing.
