DFG provides financing for land, office, retail, industrial projects, residential subdivisions, apartments, mobile home parks and mini-warehouses.

In the pursuit of attractive yields for our Client/Investors, Diversified Funding Group, LLC’s primary concern is the preservation of investor capital. We serve the southwestern part of the U.S.; Arizona, California, Nevada, Utah, Colorado and New Mexico. Most of our transactions occur in cities accessible via a one-hour flight from Phoenix. DFG has identified a strong market niche in providing bridge financing for real estate transactions ranging from three months to two years, and mini-perms from three to five years. We are committed to providing a high level of service to investors and borrowers alike and believe that the combination of institutional quality underwriting and risk management together with an entrepreneurial spirit in structuring our loan investments has contributed to our outstanding results.

Sound Reputation

The business of lending funds is relationship oriented. In that regard, we intend to build upon primary relationships through which repeat business can be undertaken. Borrowers, being typically entrepreneurial in their outlook, have found it very difficult to work within the constraints of the institutional lending marketplace. DFG bridges these differences by structuring investment funds that offer more lender discretion and flexibility, less bureaucracy and faster response times.

Loan Types

Our loan amounts range between $1,000,000 and $30,000,000.  Base term is up to 18 months. Loan types are interest only with a traditional LTV, or profit participation with a higher LTV.

Diverse Portfolios

By accessing numerous loan requests in select, highly promising markets, we simultaneously offer our investors the benefit of investing in several projects in diverse geographic regions, thereby facilitating portfolio diversification. With experience in banking, real state lending and acquisition, development, construction and permanent financing, we can relate to the investment hurdles that investors face and the daily challenge that borrowers face in securing commercial real estate financing.

Pricing

Pricing is subject to underwriting review and dependent on the type of collateral. However, DFG is generally able to quote a pricing range at the time a qualified request is submitted.

Management Team

Ceasar A. Perez

Founder and Managing Principal

Mr. Perez founded Diversified Funding Group (DFG) in 1986 and has an impressive and balanced background in real estate lending, development and equity transactions. Under his direction, DFG has been appointed correspondent and underwriter for a publicly traded company, as well as a public pension fund and various other financial funds.

Ceasar’s real estate experience spans 40 years and encompasses project analysis and feasibility development, entitlements and underwriting risk assessment. As a principal and owner, Mr. Perez has applied his expertise in developing, constructing and managing numerous retail, office, multi-family and single-family projects throughout Arizona and California.

Jeremy L. Lewis

Principal

Jeremy joined DFG in 2002 and has since negotiated, structured, papered and closed in excess of $450 million of commercial real estate financings.  Prior to DFG, his professional background included four years as a commercial real estate analyst with one of Arizona’s largest real estate valuation firms, coupled with several years as a securities and partnership analyst in the home office of SunAmerica Securities, Inc., one of the nation’s then-largest independent NASD member broker-dealers and distributors of real estate and other limited partnerships.

Following law school, Mr. Lewis worked for The Ellman Companies in Phoenix, where he assisted with that firm’s acquisition, development, management, marketing and disposition of a (then) 5,000,000+ square foot portfolio of income-producing retail, office and industrial real estate.
